Commercial Electrical Contractor

From office buildouts to occupied retail, Flavin Electric delivers tenant buildouts on schedule, on budget, and ready for inspection. Serving Chicago, IL.

Successful Buildouts Start With an Organized Electrical Sub

When you are managing a tenant improvement, your electrical sub either protects your schedule or quietly threatens it. A sub that goes quiet during coordination, misses rough-in milestones, or hands you a surprise punch list at the end does not just cost time, it costs your relationship with the tenant and the property owner.

General contractors working in Chicago face predictable pressure points: tight turnover windows, phased work in occupied buildings, inspectors who need to be scheduled in advance, and tenants who want a hard open date. The electrical scope touches every one of those pressure points.

Flavin Electric is built specifically for this environment. The same four-phase process runs on every job, whether it is a single office buildout or a multi-site franchise rollout, so GCs know what to expect at each milestone and closeout does not become a separate project.

What GCs Get With Flavin Electric

Schedule and Milestone Discipline

Flavin Electric coordinates directly with GCS and other trades to protect your critical path. Work is planned around your milestones, including nights and weekends when a hard open date requires it.

Prevention-First Punch List Approach

Potential issues are identified before they show up on an inspection or a final walkthrough. Quality checks happen at every phase so you are not managing callbacks or re-inspection scheduling in the final days of a project.

Clear Communication Throughout

Scope is documented before work starts and updates are consistent through every phase. RFIs are submitted promptly and conflicts are surfaced to the GC immediately with a proposed resolution, not held until the next site meeting.

Clean Closeout, Every Time

Closeout includes finalized permits, passed inspection records, as-built drawings, and warranty documentation, organized and delivered before the final walkthrough. The GC is not chasing paperwork after the tenant takes possession.

On-Time, On-Budget Delivery

Proactive field management and early conflict identification keep projects inside the awarded scope. When changes occur, change orders are documented clearly and fast so nothing falls through the gap between the field and the office.

Licensed, Bonded, and Insured

Flavin Electric carries full licensing and bonding for Chicago commercial work. COI and W-9 documentation are provided promptly during precon. Permitting and inspection coordination are handled in-house.

How Flavin Electric Runs a Commercial Buildout

01

Pre-Con

Scope review, plan coordination, and material procurement happen before breaking ground. We identify potential trade conflicts early and align with the GC on schedule milestones before mobilization.

02

Rough-In

Conduit, wire, and box placement done per plan and per code, coordinated with framing and other rough trades. Field conflicts are flagged as they arise and resolved before they affect your schedule.

03

Trim

Device installation, panel terminations, fixture mounting, and testing. Work is checked against scope internally before calling for inspection so punch list items are caught before the walkthrough, not during.

04

Closeout

Permits finalized, inspections passed, as-built documentation prepared, and warranty information delivered. You receive a complete closeout package so turnover to the tenant is clean with nothing to chase afterward.

Questions GCs Ask Before Awarding a Buildout

Flavin Electric handles tenant buildouts across retail, office, restaurant, school, and office buildout projects throughout Chicago and greater Chicagoland. Typical scopes include full electrical buildouts from rough-in through trim, panel upgrades, lighting, power distribution, and EV charging infrastructure. Franchise rollouts and multi-site projects are also within scope.

RFIs are submitted promptly through the GC’s preferred process and followed up on until resolved. Field conflicts are surfaced to the GC immediately with a proposed solution, not held until the next site meeting. The goal is to keep the conflict from affecting the schedule, not just to document that it occurred.

Closeout includes finalized permits, passed inspection records, as-built drawings, fixture and panel documentation, and warranty information for installed equipment. The package is organized and delivered before the final walkthrough so the GC is not chasing documentation after the tenant takes possession.

The difference shows up in three places: precon coordination that catches conflicts before they cost time, internal quality checks that reduce punch list items before inspection, and a closeout package that is ready at turnover rather than assembled afterward. Flavin Electric has run this process across retail, office, restaurant, and educational buildouts in Chicago with GC partners including Courtland GC, Connor Construction, and Lakeview Construction.
